01 — Discovery Call
We begin with a short design conversation to understand your space, goals, and style. You’ll share photos, approximate measurements, and your address so we can confirm feasibility.
02 — On-Site Design
Study
We evaluate light, orientation, drainage, and structural conditions while capturing precise measurements using advanced site-scanning tools.
A 10% Design Retainer moves the project into detailed design and 3D visuals.
03 — Design Package & Review
You receive 3D renderings, layout drawings, and a refined proposal. We review together, adjust as needed, and finalize your approval.
04 — Engineering & Compliance
We prepare detailed shop drawings—post layout, elevations, drainage, electrical integration—and confirm all dimensions before fabrication.
05 — Permitting & HOA
LUME manages permitting and HOA submissions where required. Freestanding pergolas often need minimal or no approval.
06 — Fabrication & Scheduling
Your materials move into production and your installation window is secured.
40% Production Deposit due here.
07 — Delivery & Installation
Our certified team installs your pergola with precision — aligning drainage, electrical, and all integrated components.
40% Installation Payment due at shipment or Day 1.
08 — Final Walkthrough & Handover
We verify every detail, review operation and care, and finalize warranty documentation.
10% Completion Payment due upon sign-off.
09 — Lifetime Partnership
We provide ongoing maintenance, annual inspections, tune-ups, and future enhancements. And because we’re local, we’re able to respond quickly if anything ever needs attention.
